 Our office caters to the small investor. Currently we are focusing our efforts on acquiring properties for investment purposes for investor clients in the areas of Watsonville and North Salinas. Our office manages the properties so you can be assured of a “full service” investment.  There are opportunities now to purchase condominiums and townhouses in gated communities in North Salinas between $60,000 and $125,000, they typically require about $10,000 to $15,000 in rehabilitation work to make them “rent ready”. Most of them are typically bank foreclosures that are being resold in the marketplace. Often they are being purchased at 25-50% of their previous sale price.  Please call our office and speak with David Beccaria, Nancy Cecil, or Steve Layman for additional details.  The cash on cash return is typically in the 5-8% range, which varies depending upon the deal, not including tax benefits or appreciation.

David Beccaria

David Beccaria has extensive experience working with investors over the past 31 years.  He has handled in excess of 150 transactions for investor clients handling the acquisition of the property, the management of the property during the holding period, and the sale or exchange of the property at the end of the holding period.  He has worked closely with his investor clients, most for many years, and has assisted many of them in completing IRS Section 1031 Tax Deferred Exchanges.  His extensive background, education, and practical experience give him the tools to assist his clients in reaching their financial objectives.

Nancy Cecil joined our staff in May of 2002. She is a Certified Residential Appraiser. She has participated in the preparation of over 1000 appraisal reports. She is FHA approved. She also holds a California Real Estate License. She also works on real estate sales. She has an extensive background in insurance.  She also is now working with investors to assist them in acquiring investment properties.

Steven Layman has been a licensed real estate agent in California for 19 years.  He has six years experience working in rental management and real estate accounting.  He joined the staff in October 2008 to work in the property management division.  He also is now working with investors to assist them in acquiring investment properties.
