PROPERTY MANAGEMENT FEE SCHEDULE
 

1. Single Unit Property-10% of the Gross Monthly Rent Collected.

2. 2-4 Unit Property-10% of the Gross Monthly Rent Collected.

3. 5-14 Unit Properties-10% of the Gross Monthly Rent Collected.

Additional Terms:

1. 50% of the First Month's Rent to Fill Vacancies. This includes processing rental agreements, tenant screening, completing turnover repairs, completing prior tenant move-out inspection, returning security deposits, etc. If there is a turnover in less than 12 month's after collection of this fee, the fee is waived. Tenant transfers to other units in the same project are billed at 25% of one month's rent. Substitutions of tenancy, where one of the original tenants remains, are billed at $100.

2. Owner pays advertising and credit report fees.

3. Broker to complete quarterly Drive-By Inspections.

4. Broker to complete annual Interior Inspections.

5. All tenant deposits to be held in the Broker's Trust Account.

6. Monthly Statements will be provided to owner.

7. Annual Statement will be provided to owner.

8. We respond to all complaints in writing from neighbors, homeowner associations, other tenants, etc.
